What is an LRA?
Legionella Risk Assessment (LRA) is an inspection of a property’s water systems to identify and assess the risk of Legionella bacteria.
The assessment looks at areas such as hot and cold water storage, pipework, and outlets, and provides practical recommendations to reduce or control any identified risks. An LRA helps ensure water systems are managed safely and in line with legal guidance.
Do I Need an LRA?
Landlords have a legal duty under health and safety legislation to assess and control the risk of Legionella in rental properties. In most cases, this means ensuring a Legionella Risk Assessment has been carried out and kept up to date.
An LRA is particularly important when tenants change, water systems are altered, or if the property has been vacant for a period. Even low-risk domestic properties must have their risk assessed.


What is Legionnaires?
Legionella is a type of bacteria that can develop in water systems and, if inhaled through water droplets, can cause Legionnaires’ disease.
The bacteria thrive in stagnant water and temperatures between 20°C and 45°C. Proper maintenance of water systems, combined with a suitable risk assessment, helps reduce the risk of legionella developing within a property.
