Fire Risk Assessments

What is a Fire Risk Assessment?

A fire risk assessment is a structured review of a property to identify potential fire hazards and the steps needed to reduce risk and keep people safe.

 

It looks at how a fire could start, how occupants would escape in an emergency, and whether appropriate fire safety measures are in place. The aim is to reduce the likelihood of a fire and minimise harm should one occur.

Is a FRA a legal requirement?

In England and Wales, most non-domestic premises are legally required to have a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005.

 

This responsibility falls on the “Responsible Person”, such as a business owner, landlord, or managing agent. Failing to have a suitable assessment in place can lead to enforcement action, fines, or issues with insurance.

What does the assessment cover?

A basic fire risk assessment focuses on key fire safety elements within the property.

 

This includes identifying fire hazards and ignition sources, reviewing escape routes and exits, checking fire alarms and emergency lighting, and assessing the provision of fire extinguishers and signage.

 

The assessment also considers basic fire safety management to ensure the property is suitable for its use and occupancy.
